The all new 94-unit Park Place Condominium complex will begin construction this year after Marshalltown City Council voted in favor 5-1.
This follows a 2019 housing study stating that Marshalltown needs 332 new rental units this year to meet current demand.
According to the Times-Republican, Kading Properties was awarded the construction contract having already built other rental properties in Marshalltown.
Kading Properties has already purchased a 17.5 acre between Ninth and Twelfth streets south of Lincoln Way. The development agreement states that Kading Properties will use this parcel to build the new condominium complex and the city will make Washington Street a through road to allow access to the complex. The through road will cost $753,630 and will be paid for by the city's Road Use Tax Fund.
One council member voted against the project stating that the project is an infrastructure nightmare. However, Road Use Tax Fund city administrator Jessica Kinser spoke on the challenges of the upcoming project.
"As we worked through this project, we knew public access was going to be an issue," Kinser said. "There are two areas of right-of-way the city needs to acquire, and that work is in process now. This is a chance to improve a street which was dead-ended sometime in the 1980s. Once the street is made a through street it will enhance our transportation network on that side of town.”
